IDB Invest Expands Access to Housing in Colombia for Low-Income Families

  • IDB Invest subscribes COP 79.84 billion in senior UVR-denominated securities issued by Titularizadora Colombiana.
  • The funds will enable Credifamilia to expand access to financing for social and priority interest housing for low-income families.

 

WASHINGTON, D.C. – IDB Invest has supported access to mortgage loans for low-income families to purchase social housing in Colombia through a financial operation aimed at expanding the financing capacity of Credifamilia, a financial institution focused on social and priority interest housing in the country.

 

As part of this operation, IDB Invest acquired up to COP 79.84 billion (approximately $19.6 million) in senior securities denominated in Real Value Units (UVR), backed by mortgage loans originated by Credifamilia and issued by Titularizadora Colombiana. This issuance, known as the “Social Housing Securitization,” is IDB Invest’s first social subscription in Colombia’s secondary mortgage market and the first operation within a broader program of up to COP 250 billion.

 

This transaction will channel long-term resources toward financing Social Interest Housing (VIS) and Priority Interest Housing (VIP) and financing for remodeling and upgrading VIS and VIP homes, thereby expanding access to mortgage credit for low-income families. Credifamilia will use the funds raised to originate new mortgage loans that meet the VIS and VIP housing criteria defined in the Social Housing Securitization Use of Funds Framework. This operation supports the institution’s growth, promotes more favorable financing conditions for traditionally underserved sectors, and contributes to closing the housing gap.

 

According to the 2023 National Quality of Life Survey, 28.7% of Colombian households face a housing deficit. Securitization becomes a key tool for mobilizing private capital through innovative financial products that improve financing rates and terms, creating intentional financing mechanisms with returns and gap-closing impact.

 

Beyond financing, IDB Invest will support Credifamilia in implementing a sustainability strategy that includes identifying gaps, preparing a double materiality study, and proposing a detailed roadmap for implementation.
